			<content:encoded><![CDATA[<p><a href="http://www.thelmagazine.com/newyork/the-brooklyn-neighborhood-power-rankings/Content?oid=2179262" target="_blank">The L Magazine</a> has ranked the sister nabes of Fort Greene and Clinton Hill as the second best neighborhoods to live in in the borough of Brooklyn.  Greenpoint was ranked number one.</p>
<p>The article mentions they based their conclusions on food and drink, accessibility, culture, infrastructure, and affordability based on their writers personal experiences.  Maybe not the most scientific method, but I won&#8217;t argue with their findings, though I would have ranked Clinton Hill Fort Greene as number one.</p>

		<title>Fort Greene &#8211; One of the Best Places to Live in NYC For Singles</title>

			<content:encoded><![CDATA[<p>Okay, this is from an older article posted on the New York Daily News website in February of this year that I just happened came across today.  The article, &#8220;<a href="http://bestplaces.nydailynews.com/guides/best-places-live-new-york-singles">the Best Places to live in New York for Singles</a>&#8221; gives a list of the top ten neighborhoods for singles to live in in the Big Apple.</p>
<p>Their list is based on factors such as affordability, median age of residents, the number of bars in the area and crime statistics.  Three of the neighborhoods mentioned are in Brooklyn.  BAM is ranked as number 5 (honestly, I didn&#8217;t know BAM was a nabe and couldn&#8217;t tell you where it is), Williamsburg is number 5, and one of my favorites, Fort Greene is ranked number 9.</p>
<p>I consider the area around BAM to be part of Fort Greene, so that wonderful nabe gets an honorable mention twice.</p>
<p>If you are looking to find a wonder place to live in Fort Greene (either buy or rent) contact me at the number below.  Be forewarned that brownstones are costly and apartments go quickly, but I would love to help you find the perfect place to live in Fort Greene!</p>

<p>&#8220;Really?&#8221;, you may be saying to yourself, and of course the next logical question (if you don&#8217;t already know the answer) is &#8220;What is BID?&#8221;</p>
<p><strong>What is a BID?</strong></p>
<p>In New York City the acronym &#8220;BID&#8221; stands for a Business Improvement District.  A Business Improvement District is an organization created by the The New York City Department of Small Business Services (SBS) that is made up of local property owners and commercial tenants who are dedicated to promoting business development and improving the quality of life in the area the BID serves.</p>
<p>The BID provides additional street cleaning, security and various beautification projects such as new signature for local business funded by an assessment paid by the property owners and business in Bid area.</p>
<p><strong>What Can You Learn From A BID</strong></p>
<p>Since one of the main goals of a BID is to help local business improve their sales, BID websites are chocked full of information about the businesses in the area they serve as well as any special events that will be taking place there.</p>
<p>So, if you thinking about moving to my favorite Brooklyn neighborhoods of Clinton Hill, Fort Greene, or Bedford Stuyvesant, check out these BIDS:</p>
<p><a href="http://www.myrtleavenue.org/">The Myrtle Avenue Brooklyn Partnership</a> (MARP) &#8211; Which covers the section of Myrtle Avenue that runs through Fort Greene and Clinton Hill.</p>
<p><a href="http://faballiance.org/">The Fulton Area Business Alliance (FAB)</a> &#8211; Which covers Fulton Street as it runs through Fort Greene and Clinton Hill.</p>
<p><a href="http://www.bedstuygateway.com">Bed-Stuy Gateway</a> &#8211; Covers a broad section of the neighborhood of Bedford Stuyvesant.</p>

			<content:encoded><![CDATA[<p>I have to admit that I&#8217;ve not been a fan of the Barclay Center.</p>
<p>I love my quiet (OK basically quiet) Clinton Hill neighborhood and one of the things I fear will happen when the Barclay Center opens is that throngs of people will flood the neighborhood and the basic quiet will be gone.  Traffic coming off the BQE is already a nightmare.  Many a morning I hear the trucks barreling down Vanderbilt Avenue at 4:00 in the morning hitting every bump in the road making enough racket to wake the neighborhood (or at least those of us who are light sleepers).&nbsp; I worry that the traffic will quadruple as Nets fans flood the area, ignoring logic and driving to the arena instead of taking the subway.</p>
<p>But this <a href="http://www.nypost.com/p/pagesix/stars_descend_on_klyn_bar_h2mv4wXCUMfmKWwmbH4GIJ" _mce_href="http://www.nypost.com/p/pagesix/stars_descend_on_klyn_bar_h2mv4wXCUMfmKWwmbH4GIJ">article in the Post</a> about &#8220;Hurt Locker&#8221; star Anthony Mackie&#8217;s new bar makes me think that Clinton Hill, Fort Greene and Bed Stuy may be in for a lot of new upper scale restaurants, shops and stores, which means an influx of cash that can only help the economies of my favorite nabes.&nbsp; So perhaps the Barclay Center&#8217;s opening won&#8217;t be so bad after all.</p>

			<content:encoded><![CDATA[<p>Well, according to a <a href="http://nymag.com/realestate/neighborhoods/2010/65374/">New York Magazine article </a>written by Nate Silver, the baseball stats guru who became famous by outpredicting the politicos on the outcome of the last presidential election, Fort Greene and Clinton Hill is the 18th most livable neighborhood in the 5 boros.</p>
<p>Of course you know I don&#8217;t agree.  Clinton Hill/Fort Greene is number one (could my bias be showing?), but he put together an interesting model that he used to rank 50 of the cities neighborhoods.</p>
<p>First he gathered statistics via an online survey on what most people thought were important factors when choosing a neighborhood and came up twelve categories, such as housing costs, safety, schools and transportation.  Each category received a percentage rating and the stats were complied from there using various sources.</p>
<p>Park Slope took the number one spot with the Lower East Side of Manhattan, Sunnyside Queens, Cobble Hill and Greenpoint rounding out the top five.</p>
<p>Where was Clinton Hill/Fort Greene lacking according to Mr Silver&#8217;s statistics? One of the areas was lack of green space. Fort Greene Park and the many tree lined streets throughout the neighborhood surely count towards the area being green.  And I&#8217;m pretty sure that a section of Fort Greene won the Greenest Block in Brooklyn contest held by the Brooklyn Botanical Garden every year.</p>
<p>Well, I think the Fort Greene/Clinton Hill section of Brooklyn is a spectacular place to live with restaurants galore, magnificant housing, an abundance of greenery (an over abundance during allergy season) and a 15 minute commute to Manhattan and all it has to offer.  Who could ask for anything more?</p>

			<content:encoded><![CDATA[<p><span class="bodytext">One of the first things I did when I moved to Clinton Hill, Brooklyn was get a parking ticket.  I got another a few days after that, and my car was completely towed away one bright and sunny Monday morning when I parked my car the night before near St Joseph&#8217;s College on Vanderbilt Avenue and didn&#8217;t move it by 11:00 am.</span></p>
<p><span class="bodytext">Well, here&#8217;s some good news for anyone who has a car who is looking to move to Fort Greene or Clinton Hill (and for people who already live here).   The DOT is <strong>reducing alternate side parking from 4 days a week to only 2 days a week.   Hurray!</strong></span><img src="http://www.sellahomebrooklyn.com/images/no_park.jpg"  align="right" height="175" width="117" vspace="10" hspace="10" alt="Parking in Clinton Hill and Fort Greene Brooklyn" /></p>
<p><span class="bodytext">In preparation for the new regulation,  starting<span class="bodytext"> <strong>Monday, May 18, 2009</strong>, <strong>Street Cleaning/Alternate Side Parking Regulations will be temporarily suspended</strong> in the Fort Greene and Clinton Hill sections of Brooklyn&#8217;s Community District 2 for approximately six to eight weeks while  2,000 new signs are installed with the new reduced regulations.</span></span></p>
<p><span class="bodytext"><span class="bodytext">The area that is getting the new regulations are within the borders of the following:</span></span></p>
<p><span class="bodytext"><span class="bodytext"><strong>North: </strong>Flushing Avenue (included) from Navy Street to Classon Avenue. </span></span></p>
<p><strong>East: </strong>Classon Avenue (included) from Flushing Avenue to Fulton Street.(the true border of Clinton Hill and Bedstuy)</p>
<p><strong>South: </strong>Fulton Street (not included) from Classon Avenue to Flatbush Avenue.</p>
<p><strong>West: </strong>Flatbush Avenue (not included) from Fulton Street to Myrtle Avenue; Myrtle Avenue (included) from Flatbush Avenue to Navy Street; Navy Street (not included) Myrtle Avenue to Flushing Avenue.</p>
<p>This is another great reason to call Clinton Hill and Fort Greene home.  DOT, myself and my soon to be purchased Caddy CTS thanks you.</p>
