Brooklyn Seller – 3 Tips For Selling High In A Buyers Market

So, you are ready to sell your Brooklyn house, co-op or condo apartment and the value of property in your area has plummeted.  There’s a little glimmer of hope of a market recovery, but nothing concrete.   How do you sell your property for as high a price as possible?  Here are three tips.

  1. Adjust your mindset.  You are no longer an owner, but a seller, and as a seller you need to take personal preference out of the equation and walk through your property with the eyes of a buyer.  Ask yourself a few questions.  Will turquoise walls with purple trim appeal to most potential buyers?    How about your Pirates of the Caribbean themed bedroom?
  2. Are There Obvious Obstacles To Getting Full Asking Price?  When you’ve lived somewhere for a long time, you get used to things.  Ask yourself.  Will those cracks in the walls you’ve been telling yourself don’t look so bad effect how buyers view the value of your property?  What about those stains on the ceiling from a roof leak?  Sometimes you have to spend some money to make more money.  Do necessary repairs.
  3. Get a Fresh Pair of Eyes to Evaluate Your Property.  Talk to a local Realtor(r) and have him or her tell you how you can maximize the value of your property.

Follow these three tips, and you will be well on your way to selling high in a buyers market.

Learn How to Sell Your Home For More Money by Watching TV

One of my favorite expressions is “knowledge is power”, and there’s no better way to empower yourself then by learning how to make your Brooklyn home sell for more money. A great way to do that is by watching television.

Of course, watching CSI or Heroes won’t help you, but turning your television to HGTV will.  HGTV has fantastic programming that will help you learn how to sell your Brooklyn house, coop or condo Sell Your Brooklyn Homemore quickly and for money.

Television programs like HGTV’s Designed To Sell is a wonderfully educational and sometime entertaining program that shows you how for $2,000 or less you can increase the salability and even the selling price of your property by making a few smart upgrades and decoration changes.  HGTV also has a great program called The Stagers which gives you a glimpse inside the world of professional stagers along with tips and touch up ideas that can make your home more sellable.

The program The Unsellables on HGTV shows you how problems like clutter, uncleanliness, pet odors and general poor maintenance of your property can make your home more difficult to sell then is has to be.

There are several other programs on television today that can help you get ideas on how to make your Brooklyn New York home a little less personal and a lot more appealing to the most buyers, making it easier to sell.

So grab a snack, turn on your television and learn some of the easy and inexpensive things you can do to get your home to sell for more money.

What Exactly is an MLS?

One of my clients asked me a question that many first time home buyers might ask.  What exactly is an MLS?

MLS stands for Multiple Listing Service and it is a system for making the listings of each participating Real Estate Broker or Agent available for showing and sale by any other participating Broker or Agent.

To be a participant in a MLS, you must be a licensed Real Estate Broker or Agent and you’re required to pay an annual fee.  A broker or agent that inputs a listing into the MLS agrees to pay a percentage of the commission agreed upon between the listing agent and the seller to any broker or agent that provides a buyer for the property.

The advantage of hiring a Real Estate professional who is a member of a MLS is increased exposure for your property.  Once your property is placed on a MLS hundreds of agents representing hundreds of buyers will get a chance to see that its for sale, greatly increasing your chances of a quick sale.

Why A Seller Should Not Be Home During Showings

Should you or should you not be at home when your Realtor(r) shows your property?  The answer to that question is simple.  Its best that you leave the house so that potential buyers will feel free to really take a good look at it.

But why, you ask?  Well, I’ve seen it time and time again. When the owner of the property is home, buyers feel like they’re intruding and will be reluctant to take a really good look at the property.   They may not open the pantry door and see how large it is, or they may shy away from looking in your cavernous master closet , or fail to get a really get a good look at the jacuzzi tub and miss out on some of the best features of your home.

Also ,when they have a negative thought about a feature of your property, they tend to keep it to themselves when the owner is around, which does not give me the opportunity to offer a workable solution to the problem that might bring about a sale.

So, help make selling your home a little easier by leaving the property when you have a showing.  If that’s just not possible, make yourself scarce by staying in one room during the tour, such as the diningroom, and leaving that room when the buyers are taking a look at it.

Just like curiosity “killed the cat”, your curiosity may kill the deal.

6 Things to Do Before Putting Your Home Up For Sale

Here are six useful tips that can help make the selling process go a lot more swiftly and easily.

  1. De-clutter – Pack up items you rarely use like the bread machine that’s never been out of its original box or the food processor that’s covered with dust.   Either store those items off site or pack them in boxes and neatly stack them in your garage or basement.
  2. Clean - Sometimes when you’ve lived somewhere a long Mop and Buckettime, you just don’t notice the grime on the windows or dust bunnies in the closet.  Give your houme a very thorought “white glove” cleaning, making sure to get rid of any odors. 
  3. Have a Home Inspection Done -  By arranging a pre-sale inspection, the home inspector can give you a good indication of the trouble areas that will stand out to perspective buyers and give you chance to make needed repairs before the first buyer walks through you door.
  4. Get Replacement Estimates for Big Ticket Items - Is your carpet well worn or is your roof is in need of replacement?  Get estimates on how much it will cost to replace any of the big ticket items in your home that may be in need of replacement such as the roof, carpets, the boiler, appliances and the like.  That information will come in handy when negotiations begin.
  5. Find Warranties and Manuals -  Locate warranties and user manuals for items such as your stove, dishwasher, furnice, air conditioners. washer, dryer and any other items that will be left in the house.
  6. Increase Your Properties Curb Appeal - Make sure your Gardening Equipmentlawn, bushes and trees are neatly manicured and beatiful flowers add beauty to the exterior of your home.   Repair cracks in the driveway and take care of any oil spills.  You want the curb appeal of your home to make potential buyers excited about getting out of their car and seeing the inside of your home.

Cost Effective Renovations that Get Your Brooklyn Property Sold

In a buyers market like the one we’re experiencing now, getting your property to stand out among the crowd and draw the buyers in is one of the keys to getting your property sold.  According to the National Association of Realtor’s(R) 2008 Remodeling Cost vs. Value Report, for a second year in a row exterior renovations are returning the best bang for the buck

Brooklyn Home Sales & Prices Dropping Like a Rock

According to an article posted on the New York Post Website, home sales in Brooklyn have dropped sharply compared to the same time last year.  “They’re down a staggering 43.6 percent in the last 12 months” the article states.

The article futher adds that some of the hardest-hit neighborhoods in Brooklyn are Crown Heights, East New York and Bedford-Stuyvesant, where the number of sales dropped 53.7 percent and median prices plunged from $561,350 to $499,902.
